When I moved to Malta, one of the main things I wanted to do was was live amongst the local population rather than a sort of holiday expat population. Where I live is a really good mixture of about a quarter of the people in the block are not Maltese, but the vast majority of people are Maltese. We also have some rented properties for holiday tourist season, but in the vast majority of apartments people live in them as as their main home.

I think it's really important to make a good decision about who you want as your neighbours, because it will make a lot of difference about your general way of life from day to day and the atmosphere of where you live. I'm very lucky because my apartment block although it's quite big is still usually very quiet at night and people are very neighbourly and considerate of each other in a really good way. Ooccasionally we do get people coming into some of the rented accommodation that are foreigners who are only here for shorter periods of time working, not on holiday. So we do get problems with noise like boisterous late night parties etc and that does disturb people but the general atmosphere of the block is very quiet at night because everyone gets up very early to go to work.

My advice is to think carefully about who you want as your neighbours, probably more so than some other aspects of the property that you might want to rent or buy. Having the right kind of neighbours can make a huge difference about whether or not you would enjoy living here on the island.

The main thing is to aim to live in an area with as few holiday lets as possible, this is the main source of inconsiderate noise and music etc. late into the night.

Most local residents, Maltese or Foreign tend to  go to bed early as they often have to get up early for work or commuting and even for children going to school for 8.00am.

We have 2 in our block of 8 who leave home at 4.45am to go to Malta and most others are out by about 7.00 for local jobs.

Tourist accommodation and Holiday lets invariably lead to noise!
