I'm looking for a T0 or T1 apartment in Lisbon

Hello everyone, 👋


My name is Kumail Murtaza, and I’m currently in the process of moving to Portugal under the D7 visa.


As part of the visa requirements, I need to secure a long-term rental contract (minimum 12 months) that can be officially registered with the Portuguese Tax Authorities (Finanças).


I’m looking for a T0 or T1 apartment in Lisbon or nearby areas (but open to Porto as well) — preferably something managed by a verified real-estate agency or landlord who can provide the proper legal documentation needed for the visa process.


If anyone here has recommendations, contacts, or knows a trusted agent/landlord who offers legally registered rentals for long-term stays, I’d be very grateful for your help or guidance.

Stay away from city centres, as rents are scarce and very expensive. Look for outlying areas with good public transport.

Hi and Welcome,

There's information on this site if you search as similar questions pop up quite often.

General advice is to look on listings sites such as OXL PT and Idealista PT (there are others if you search) to get idea of what may be available, where and prices being asked then send questions to them.  Not everything on the listings is available.   Generally there is a lack of available rental property and property agents seem to prefer people to look at property in person to be taken seriously.

I’ve been checking listings on Idealista, but I’ve heard there are quite a few scams happening there as well, so I’m being cautious.


I also wanted to ask — for the D7 visa process, is it acceptable to rent just a room that’s convenient for a single person, or do I need to have a full apartment lease in my name?


Additionally, since the visa approval can take around 60 to 90 days, would I need to start paying rent from the moment I sign the contract, even before arriving in Portugal?


Any guidance or experience on this would really help.

Advertising by estate agents is not authorised here, okay?


What's more, the area you're talking about, apart from being one of the most expensive in Lisbon, is made up of old houses, even if they've been remodelled, and have an over-inflated rental price.


There are much better options, with good public transport. Your house is just another TRAP for expats who don't know the country...

I am not a real estate consultant and I didn't come here to trap anyone!.

I only came with the intention of offering a property with the characteristics that the interested party is looking for.

You can't come here and dictate other people's lives, where and how they want to live, and the money they have available for their housing.

I have one T0 with 4 different areas - office, dinning area, setting and bedding area. Have around 70sqm. We can give to you this 12 months rental contract, the landlord is a visa, about this the contract rentals need to be 12 months at least. - @soniacaixeiro


Defame you?...  Not at all. I'd like to understand your motivation in coming here to ‘offer’ a property that isn't yours, in a completely overpriced area, a property that belongs to a golden visa, that he only bought that property in order to have access to that visa, and that he put it up for rent in a real estate agency.


Simply because he doesn't set foot in Portugal, he doesn't need that property at all (only 7 days per year) and it only served to benefit from the facilities granted by that visa, a visa that should have ended a long time ago (regarding these kind of real estate options in main cities).


And if you're not a real estate agent, you'll have to write the sentences above differently....ðŸ˜
