Rental laws in Greece

Hello and good day from down under !

I am planning to visit Greece in 2/3 years time and may be renting a house/apartment.


What are the current rental laws ?

Is there a deposit to be paid upfront (in Australia it is one month rent deposit + first month rental upfront)

Also do some landlords ask to be paid upfront for the first six months ? (i am asking because I heard that on the Gold Coast of Queensland some people are paying 6 months or a full year ahead to get the rental they want such is the dire lack of affordable housing in Australia)

I am Greek who owns real estate and doing some rentals to Erasmus & Nomads.


To your question, usually the Greek landlords will ask you for 1 or 2 months of a security deposit (2 months they will ask when the apartment is fully furnished) plus the first month rent. More than that seems very abusive to me and it might happen if you want to stay in island where there are less properties to choose from.


Another thing you need to know is that the law says that both residential/commercial contracts are restraining you (and the landlord) for 3 years even if in the contract it says otherwise. Usually people do not abuse it but it is good to know worst case scenario.
