Chances of finding a 6 month tenancy?

Hi,

My wife and I are have just recently started our search for an apartment.  We'd initially prefer a 6 month tenancy.  However, the agent that we've been speaking to said a 6 month let is hard to find here.  Is this true in any of your experiences?

Hi bh, have just done what your trying to do now, arrived three weeks ago and have been trolling around the agents. What they have said is not true, mine which I take over July 8th is a six month one and most of the others I talked to didn't have an issue with that. There seems to be a seasonal effect here when during the summer the influx of visitors brings the prices up, negotiating the same thing in the winter could mean as much as a 50 % reduction in the monthly rent. This blog / forum does an excellent renters tip sheet which I suggest you download / copy and as we are entering summer / peak time get a deposit down on something asap, but even I had a choice of several places as recently as last week.

Not true! Long lets start at 6 months. Not sure why he would tell you that... Change is good!

We thought what that agent had told us seemed a bit iffy, so we just wanted to see what others had experienced.  Well done on finding an apartment so quickly!  It's encouraging to hear, as we're starting to feel the stress.  It seems you did well with your agency.  Would you recommend them?

Six months or two years does not make any difference as the chance of getting any deposit back is pretty low. Take a longer lease with an option to give a months notice it will be cheaper.

I agree with terry on some things but not on the longer lease -yes once you know where you want to live, and the property and area etc is right for you, with the exception of maybe Redmik (who has so far been fortunate) not many people get it right first time. 

I would take the shortest lease you can get - as you dont know what you are getting until you live there for a month or three.
I am talking about other tenants, location, parking, noise, etc... a longer let just means you will either put up with it for longer or give up on your deposit and leave anyway....with a potential demand for the balance of the lease..... You will rarely get your deposit back so write it off as soon as you've paid it...but if you get it back its a bonus...

I agreed with what have been said previously. I have just rented an apartment in Balzan and I was given the option of 6 months or 1 year.

If I listened to the first agent I spoke to I wouldn't have a place to live at all!!

Like anything you need to shop around and find one who is helpful to you, and who that is will depend on where you are looking
