Cancelling purchase, still pay full price to agency?

Hello,

for various reasons I've decided not to complete a property purchase in Salento. It is stated in the preliminary contract that if I defeault, I lose the deposit. I can live with that. But the lawyer tells me I will still need to pay 4% of the full price of the house to the real estate agent (who happens to be the lawyer's friend). Is this true? Am I obliged to pay the full 4% of the full price?

Yes.  When you signed the compromesso, the sale was set in stone and at that point the agent had the right to be paid.  He obviously let you pay at atto, but this doessnt change the fact that legally has the right to his full fee.Â
