For the tenants in Dresden

titerousse

Hello,
I moved in Dresden last January, so I am still kind of new here. Soon, I'll be looking to meet new people again.
At the moment, I am especially to make a life without Facebook. Doesn't seem to be that easy!
Anyway, I am also currently working on a personal project to help other expats to find their dream flat. If you a renting a place in Dresden, please visit and click on the link to fill in the survey. It is both in German and English so feel free to share it as well. Thanks!

Hi Titerousse,

Welcome to the forum.

Normally, advertising, whether services or commercial blogs/personal commercial websites is not allowed on the forum section. However you are most welcome to share your experience on the different threads or even create a topic if you have any questions.

Try to drop an advert in the Dresden classifieds under the testimonies section so that members can fill in your survey.

All the best,
Bhavna

You should ask a student or expert of statistical sociology, who is familiar with designing questionnaires, to re-design yours. As it is now, you won't get many reasonable, true or useful replies with it!
Also, the purpose of the whole excercise is unclear.

titerousse

Hello,

First of all, I am sorry I posted this in the wrong place. I just tried to put it in the correct section of classified ads.

Then, thank you for the feedback. There is a link in the survey that redirect you to a blog post where you'll find more explanation.
About the design, this is Google form, the template is already created. We are still working with low budget at the moment. We're looking to improve that, as soon as we publish the website. For that, I'll be grateful if you could share the form to the people you know in town. Thanks

beppi

I did not mean the appearance (Google Form), but the content:
There are questions that are unclear (at least in the English version), others have several possible repliy choices that seem the same, yet others where the repüly choices do not cover all possible situations (I couldn't answer some of them, but answering was compulsory). Also, it is not clear who should or should not answer the survey.
An example: I was forced to answer questions about my landlord, house management, rental agent, etc. although I have none of these.

titerousse

Ow okay, I see what you mean now.

For the questions, I understand that some of them can seem unclear or similar. Still, they are a bit different, some people can answer yes to one and no to another. It is important for us to see that.

The survey is to be filled in by people who rent a place in Dresden, I will check it out to make it clearer. Thanks

beppi

It is also misleading that in some questions 1=good and 4=bad, and others 1=bad and 4=good.
And some imply the answer to be given.
Altogether, there is a justification in having professionals design surveys.

titerousse

The questions have been read many times by our team, and we've been asking professional for their inputs as well. That quotation specifically has been recommended by themselves.
I did write more information on the description to make it clearer for future answers according to your feedback. Thanks again.

The website is a mess if you ask me. Beppi is right is pointing out many logical fallacies. The whole purpose is unclear and the English needs to be proof-read and edited. Lots of mistakes, poor design. And it is written as if it were a personal blog by an individual but you write about “questions being read many times by your teamâ€. What team? Sounds like it is actually a company trying to sound like something it isn't. You are claiming skills you can offer to others but your own site shows a serious lack of competency in those very skills. Logical web design for usability is simply lacking here. And I looked at the photos listed at Flickr. There are a couple of not bad ones but they are definitely not professional quality.

Hi Tom
Or anyone else who has the knowledge to advise....

My question is totally unrelated but you seem knowledgable on various topics.

I'm buying a house in Lunzenau a small town between Liepzig and Chemnitz.

It's dated but in good condition.

My question is...are there enforcable laws about fitting insulation new windows roofs and genteral energy efficiency measures  if I take ownership of a house.

What about electrical measures?

My intention is to rent it out so I will become a landlord.

beppi

You have to follow energy standards specified in the EnEV whenever you do any change to fascade, roof, windows or other things influencing the house‘s energy consumption. But as long as you don‘t touch anything, the old status can remain.
Be careful: Even a fascade paint or roof repair can trigger the EnEV, so consult an energy professional („Energieberater“), architect or the local building authority before you start any improvement project.
The matter is more complicated for the heating system, so you should definitely consult experts here. Basically, all heating systems older than 30 years must be modernised within certain timeframes.
Last not least, if you rent out you must list all shortcomings compared to modern standards in the rental contract or the tenants can force you to upgrade (or not pay rent). If there are accidents, e.g. due to substandard electrical or sanitary systems, you have full prrsonal liability in any case.

Thanks Beppi!
This is so helpful. I am intending on installing new heating and safety checking any electrics.
What is a ENeV?

Just to clarify. Are you saying I can keep things as they are but anything I change has to meet specifications?

Or are you saying if I even change 1 thing I have to change all?

In terms of safety i pressume an electrical safety certificate is required by law in order to rent out anyway?

Cheers again for your advice

beppi

EnEV (or "ENergieEinsparVerordnung") is the law governing the topic.
As long as you don't change anything, you don't need to fulfill EnEV, but if you improve things, you must conform. For example, painting the fascade can trigger the duty to also heat-insulate it (16 - 20cm certified styrofoam or other suitable material is standard now, and the cost is around EUR120 per square meter of fascade).
You do not need an electrical safety certificate (I doubt it does even exist), but if something happens you are liable (and no insurance will cover substandard installations).

Thanks Beppi

You knowledge has been very valuable! My intention was to use internal wall insulation. ...and do the ground floor (shop) first. With heat and electrics also. Because the property is split into floors/apartments (3). Would I be able to complete works on each floor 1 at a time like this?

Or if I started I would have to complete the whole building in one go?

The building is stone/concrete and does need painting to brighten it's colour

beppi

Consult an expert!
Internal heat insulation is quite tricky in terms of building physics (e.g. to avoid condensation in the wall) and you loose space (i am not sure about the required insulation thickness according to EnEV, but it won‘t be just 3-5cm of styrofoam!).

FRom what you are telling us, it seems to me you have a major project on your hands, not like a couple of DIY jobs around a single dwelling. I concur with Beppi, seek expert advice and employ a builder to do the work.

Regulations change all the time as we are meant to be a lot more greener and saving energy etc... I would also use a reputable builder with references. It's no using anybody like a cheap "Cowboy" because if the work is found not up to par, its a good chance you will be back at square one and have to do work over again meaning you will be out of pocket.

beppi

I renovated several old houses, and do know these thing (and my limits). The advice given above is what I myself would do.
