Hello all,

Considering a move from Ireland to Belgium,
Near Brussels, and I have a few questions, If anyone can help I’d appreciate it.

1) what are the best sites for rental properties? I’ve been looking on immoweb mainly

2) when it comes to rentals costs I noticed some websites have brackets after the price with an extra figure- are there standard extra costs the tenant pays?

3) do landlords insist on references? I own my home here so I wouldn’t have a prior landlord reference to supply

4) are most rented properties in Belgium unfurnished? The pictures suggest they are which is the opposite to here

5) the SQM of houses I’ve looked at is huge and I can’t figure out with the bedrooms and living areas how they reach that figure… what is included in this? (Ie garage, cellars)

I will move to also from France to Hasselt or around to Lummen as working permit visa. but the main problem  So some airbnb and kot doesnt accept to show their adress. I must apply for registration at the municipal administration of MY place of residence within 8 working days from MY arrival at the Belgian territory. Can you help me for accommodation.

Hi, I have been house hunting for a while, so will try to answer some of your Qs.
Q1. what are the best sites for rental properties? I’ve been looking on immoweb mainly.
A1. most of the Real-estate agencies publish on immoweb as well as on their own sites.
Q2.when it comes to rentals costs I noticed some websites have brackets after the price with an extra figure- are there standard extra costs the tenant pays?
A2. in the brackets its called common charges-but what is included in it varies, sometimes you have to pay common charges plus electricity, gas, water, heating, internet, sometimes some of it is included, that's why I prefer houses, since there are, most of the time, no common charges.
Q3.) do landlords insist on references? I own my home here so I wouldn’t have a prior landlord reference to supply.
A3. I have never experienced a request for references, but they always ask me what is my job, I believe when you work for the EU or NATO, it'll do.
Q4.are most rented properties in Belgium unfurnished? The pictures suggest they are which is the opposite to here
A4. yes and I believe the reason is that when the landlord rent without furniture, they pay less taxes on the income from the rent.
Q5. the SQM of houses I’ve looked at is huge and I can’t figure out with the bedrooms and living areas how they reach that figure… what is included in this? (Ie garage, cellars)
A5. for example 3 chamber house is 3 bedroom, living room, kitchen, several bathrooms, toilets, maybe an office. I do not know what SQM is.

I'm looking for people who are interested to share flats/apartments in brussels. How can I get in touch with these people ? Where do i nneed to look for them? Previously I remember there were adverts for people who are searching for rooms and then we could contact them to form a group and go for a bigger falt where every body chips in and enjoy a big apartment. Could anyone please guide me for this.

Hey there,

I've seen you already got many answers to your questions but just wanted to share my experience, as it may help :)
You can of course look for accomodations on Immoweb, but there are many posts on Facebook too for appartements. The rent sometimes includes everything, but most of the time you have to add individual or common charges (which are electricity, heating, water, common spaces, etc.). Also, it doesn't happen often that the house comes furnished, from my experience.
About the references, the landlord dont usually ask for it, he/she wants more like a guarantee you can pay for the rent.
