Construction costs - Campo of Puerto Plata

yc24

Hi all!

I'm curious to know how much it would cost to build a home in a campo in Puerto Plata. It's very rural. The land has already been attained.

I appreciate your input.

Thanks.

The question is too broad….how big is the house that you want

square footage, two , three , four bedrooms, how many bathrooms

12 - 14 foot ceilings….. do some homework , the prices of materials are going up every month…good luck

@yc24

Hi, not trying to be rude but that is a very open question.

So many factors involved; budget, your needs and requirements,  size, design,  plus much more to be factored in.

planner

And what level of quality are you looking for?

yc24

@Tippj

Ok.

Do you know of any websites that help with cost estimation? I won't be back in the DR until a couple of months to be able to research in person.

yc24

@CHRISTOPHER DAVID56

Understood. I don't know the first thing about building a house. I have a lot to learn.

yc24

@planner

Nothing luxurious but not cheap either. Good mid-range materials.

I was thinking a 3 bd 2 bath house.

I've seen estimation for specific US cities showing a range of " $x - $xx per sq ft " for the cost of a home. I thought I'd find some kind of range like that.

Again, I dont know anything about building a house so I understand there are a lot of variables at play and I know the DR is not the same as the US.

Like others have said, I have some research to do. I'm just not sure how to do the research.

UncleBuck

The problem is, there are too many variables for us to factor in to give you an answer.  Are you building a tin shack?  A bare concrete structure?  A foam panel home?  A poured concrete and foam structure?  A traditional block home?  What are your finishes?  High-end wood?  Imported tile?  Wired for solar, internet, cable, security cameras?  Marble accents?  PVC windows? Aluminum windows?  Single/double/triple glazed?  Marble counters, mahogany cupboards or closets?  AC in every room?  Pool?  Square pool?  Round pool?  Odd shaped pool?  How deep is the pool?  How big of a terrace?  What finish on the terrace?  What type of roof?  What type of tiles or finish for the roof?  Is the lot flat or sloped?  Is it easy access?  Do you need 50 loads of fill?  Bars on windows?  Gate or wall surrounding the property?  Solar panels?

All this to say, find a builder you trust and work with an architect to come up with a design you like and can afford.  That's the only way you'll get an accurate price.  We'd all just be guessing and wouldn't do you any good.

Thanks for the breakdown of some of the many things that need to be considered. I'll be going to the DR in a couple of months and look for a builder and architect.

@yc24

There’ isn’t any website for you too look up cost , and if you don’t have any experience

with construction planning I wouldn’t recommend you taking this project on , the people who “ might “

do the work would like nothing else but to have a inexperienced cash cow with out any knowledge

of what they are doing footing their lives for the next 3 years….

theirs 3 things that you have to learn

1- do not trust people who you don’t know

2 - don’t trust people who you just met

3 - don’t trust anyone with your money

when dealing with people who might work for you , you can not trust anyone to do work here if your not present and on site in country , everything from lack of knowledge , communication , will cost you dearly

planner

All great responses. I will second that you should not trust  easily or quickly

@Tippj

I understand. My parents are from the Dominican Republic who have both built homes there (many years ago) and I still have family members that live there with connections to professionals. I just wanted to try and ask before I reached out to my family members with my plans.

Since this post I was able to reach out to someone who recently built a home near the area I am looking into and they were able to give me an approximate based on how much they spent.

I just wanted a ballpark amount is all. I know that's easier said than done but the above scenario really helped me out.

Thanks.

@planner

Oh I know! When my mother built her house many years ago, the builder actually lived next door, his family was originally from Spain. It took about 5 years for my mother to discover she was paying for their water!!

planner

So you absolutely understand!

CHRISTOPHER DAVID56

I am happy to hear you added more context to your question. You have a connection and somewhat of a foundation to start the discovery process in the DR.

Best of Luck!

@CHRISTOPHER DAVID56

Thank you for the kind words.
