Condominio Loma Verde

Does anyone have any experience -positive or negative - with buying a lot and building a house at Loma Verde, outside of Tamarindo? Thanks.

An acquaintance toured the site a few months ago but her husband felt there was not enough infrastructure to make him feel confident it would ever be 'completed'...and as you have probably seen by now this is a common problem here in Costa Rica.

Many 'investors' purchase lots but never intend to actually build a house. This leads to overgrown, neglected lots which often means the HOA can do nothing about them, with only a few finished homes and possibly without all or at least some of the promised 'common areas', The only 'real' photo on the 'Common Areas' webpage, is one of the soccer field.

Is there any construction happening now?

Yes, I was there last week and there were about 6 homes built, and about another 6 under construction, not quite completed. The pool is done, as are the sidewalks and the curbs; streets are nicely paved.

Don't forget to check the source of internet as it may not be equal to what you presently have.

As an afterthought and looking at the house plans make sure to pick a design that has a wide overhang...not just decorative beams... both for shade and protection of the building from heavy rain.

Our experience with Loma Verde Development has been extremely negative. They took our money, made promises they never kept, and left us with an incomplete build. What was supposed to be a 12-month project has now dragged on for over three years.


They do not return calls or provide proper updates, and instead of resolving issues, they continue to take payments without delivering results. To make matters worse, one of the owners has actually left the country, while the other is reportedly facing criminal charges.


This has been a costly, frustrating, and stressful ordeal. I strongly caution anyone considering doing business with this company 鈥 do your research and protect yourself before engaging with them.

Complete mess. 10+ home owners are without a complete home. Many years of deterioration to the structures. Mine being one of them. The development itself is crumbling. HOA fees are being paid and no maintenance has been completed for upkeep.


Multiple liens on certain lots due to unpaid wages. Multiple lawsuits against the developer. Currently, a criminal investigation. The brother of the developer fled the country.


This is my criminal case number 24-001253-0412-PE. Three years without a home. No communication, no engagement to resolve issues, maliciously refusing to complete my home although all payments have been made on time and as requested. BUYER BEWARE!!!

@Guy Lagace...Why do you continue to send money when nothing is being done ?...If it makes you feel any better you have a lot of company....There is not one week that goes by on the building design support groups for Costa Rica, that some North American is taking on life altering financial losses...I can't believe this thread goes back to 2016...
