Gia Vien on PNL 175 is OK, clean, friendly staff and quiet. They have nice shower rooms!
Though I tend to avoid that area, if ever I need a room around there, that is the place I would go.

If your coming up on PNL, it is just after the Subway Shop in the side street (I think where the Sport Bar is).

price is about 800'000 for a double bed, but check the page and tell them at the reception what you saw on the page or they show you a paper where the room may cost 1mio or more!

Agreed most hotels at Bui Thi Xuan are a bit crappy.

Yes. You can walk in and check the rooms.
Request for rooms facing the back which are quieter.
Walk to the end of the street is one of the biggest green park.
Pham Ngu Lao is just a short ride away.
